8 Proven Weight Loss Tips

There are a lot of "crash" diets out there that promise that you'll drop a considerable amount of weight in days or a week.

I have tried a few of these, and in my experience the weight always comes back on, just as quickly since the weight loss tips given are not something that will work with your body.

One thing you don't want to do if you are actually serious about losing weight is to follow these fad diets and their ridiculous weight loss tips.

After their ineffectiveness has been proven time and again, people will start to wise up to that particular diet, and will head off in search of a new craze.

Lets be honest, people are always searching for new weight loss tips because they want to lose pounds and they want immediate results, but this is just wishful thinking.

To lose weight permanently and effectively it will be a rather slow progress, all depending on your metabolic rate and how much you need to lose.

There are however some proven tried and true weight loss tips for aiding in the weight loss process, and I can make you familiar with them.

Weight Loss Tip 1
Don't skip breakfast. Whatever you do follow this advice, because otherwise you are much more likely in fact prone to binge later in the day.

Weight Loss Tip 2
Don't eat anything for at least an hour before going to bed.

Weight Loss Tip 3
Don't snack while watching TV. It's acceptable to eat a meal while watching television, but never is snacking at this time acceptable.

Weight Loss Tip 4
Substitute fruits like; bananas, watermelon, plums, peaches, and oranges for sugary treats like; cookies and candy.

Weight Loss Tip 5
Substitute honey for sugar, and carob powder for chocolate in all recipes. These taste just as good if not better when used properly.

Weight Loss Tip 6
Eat more vegetables. This can even be enjoyable if you have a good cookbook like Good housekeeping's latest edition.

Weight Loss Tip 7
Avoid unnecessary high calorie foods. Instead of a high calorie salad dressing for instance try cottage cheese or yogurt to improve the salads taste and peel of the pounds.

Weight Loss Tip 8
Exercise at least a half hour each day for five days out of the week. Biking on a stationery bike while reading is a great form of exercise to slim legs.

In conclusion there is nothing stopping you from losing weight except yourself. Get off the "I can't do anything about my weight problem" bandwagon and start dropping pounds today!

Stress Management and Mastery: How to Learn from Mistakes

Q. I've been told that I need to learn from my mistakes. But telling me to learn from my mistakes is easier said than done. How exactly does it happen?

A. People seem to go through three stages in learning how to learn from their mistakes:

Stage One: Get me out of this!

No one likes mistakes or the problems and challenges that accompany them. But each mistake, problem and challenge comes with a gift for us.

When we are rescued from our mistakes, we miss out on what we are to learn from them. There are certain lessons that each of us is to learn in life. If we don't learn the lesson the first time around, the same mistakes, problems and challenges will come back around.

I call this the "taps and 2-by-4's process of life." When we need to learn and/or change something, life begins with a small tap on our shoulder. If we don't pay attention, the taps get more forceful. If we still don't listen, life has a way of taking out a 2-by-4 and whacking us across the head to get our attention.

Having been on the receiving end of a few 2-by-4's, I recommend that you pay attention to the taps, because 2-by-4's hurt.

Stage Two: Get me through this

Instead of looking for a way out, you are looking for a way through. We begin to ask questions like "How can I get through this?" instead of "How can I get out of this?" The focus is on survival instead of escape.

The only problem is that while surviving sounds good, it's not very compelling. How excited would you be each morning if you got up thinking, "All right, I get to go survive today"?

Sometimes it seems like the very best we can do is survive a situation, but I believe there are better responses we can choose. In the words of Dan Fogelberg: "Lessons learned are like bridges burned, we only need to cross them but once."

Stage Three: What can I learn from this?

This is when you begin to learn from mistakes. If you believe that all mistakes come with hidden gifts, then this is when you can begin to discover them. Just asking the question frames the situation in a different perspective.

Here are some useful questions to ask: What was I trying to accomplish? Did it work? What ongoing themes were revealed that need to be changed? How many other ways are there to accomplish what I want? Is what I want to accomplish the right thing to do? Is it worth doing? What will happen if I keep making this mistake and/or don't learn anything from this problem?

Making a mistake is not the biggest mistake we can make; not learning from them is the biggest mistake.

Things To Consider Before Buying a Condo Hotel or Resort Residence

Resort home ownership, such as condo hotels and fractional shares is different from typical home ownership. So it is important to ask certain questions before signing the purchase agreement on a resort property. The following list of questions typically applies to most types of resort property ownership unless otherwise noted.

Pricing and Initial Purchase

-Is the price negotiable and do you need to purchase through a certain company or representative? Who gets a commission off the sale? Some properties have a small percentage of flexibility in price while others are basically set in stone. This will usually be determined by demand, as well as overall policy of the developer or management company. Also, if you know who stands to profit from the sale and how much, it could help you in your negotiations.

-Is the property already completed or is it in pre-construction?

This question is important because the answer will likely affect the price of the unit. Many properties in the beginning stages of development will be sold at a discount to attract buyers, but as it becomes a more certain investment or units increase in demand, the price will go up.

-If the property is in pre-construction, when will it be completed and what will the overall property look like?

You may be anxious to get into your unit or have a certain occasion in mind. If completion is two years out, you may not want to wait. Also, a property in the early stages may look great to someone who wants a small facility with a low-key, less populated atmosphere. But there may be plans for hundreds or even thousands of additional units and large clubhouses, retail areas or other features that will draw many people. If you plan to keep your property for many years, you want to be sure it will fit your needs when it is finished.

-How many other owners are there?

This question is important for those considering purchases of fractionals. The price and amount of time available each year will depend on the number of other ownership opportunities offered in the particular unit. More than eight or ten other owners will make competition for primetime more difficult.

-What type of financing is available for this type of property in general and for this specific development?

Both condo hotels and fractionals are considered timeshare properties. Even if they are viewed as a second home, the bank considers all three types of properties discussed here as a secondary obligation ? one that is less important than your primary home mortgage. As a result, you may have to pay 10 or 20 % down and the rate may be higher than a traditional home loan.

Some developers offer financing, which can be helpful, but be sure you understand the details. Some may require a smaller amount down, but will ask for a large payment upon taking possession of the unit. This arrangement may be fine with you, but you don't want any surprises.

Another financing option is to take out a second mortgage on the equity in your existing home. If you choose this route, be sure the interest rate does not make it much more expensive in the long run. Also, you need to be aware that if you use a home equity loan to finance your purchase, you have only 90 days to refinance to a regular mortgage.

Information About the Management

-Who are the developers? Who will manage the property?

The first question will be important in determining the quality and reputation of the property. The second question will help determine if the management organization is well-known, professional, and likely to increase your rental income or resale value. These two questions are critical from an investment perspective.

Costs Associated With Ongoing Ownership

-What are the ongoing costs and who pays for them? Is there an annual membership fee?

There will typically be costs for insurance, real estate taxes, and improvement of the facilities. Although owners generally pay for these items, especially in a condo hotel setting, it is still important to ask. Other expenses to verify include housekeeping, marketing, administrative and general maintenance of the property. These are usually paid by the facility but one shouldn't assume this is the case.

Rental Plan & Income Generated

-Is there a rental program and is it voluntary?

You will want to know if you can choose whether or not to participate in a rental program. This is true for all properties as some hotel residences and fractionals also offer this option as a means of generating income.

-How is the property marketed and does it have a history of success or features that will make it competitive in the vacation rental market? If you plan on receiving rental income from your property when you are not there, it is important to find out what the management's experience and approach is. Somebody like Hilton or Four Seasons has a reputation for luxury and good service and will likely attract more renters than an unknown management company. In addition, if the property has a popular restaurant, is located near a convention center, shopping area or other facility that will draw people in, you are more likely to find interested renters on a regular basis.

It is important to note that due to the unknowns involved in marketing and renting vacation properties, you should not count on rental income to cover the costs of ownership. Instead, experts recommend that you view this income as a bonus, if and when it is paid to you. The main consideration should be finding a property that you enjoy and will use.

-How is rental income distributed?

Gain a clear understanding of the percentage of rental income that will come to you, as well as any fees or charges that will come out first, such as furniture and decorating charges, and savings accounts for replacement of items. Some properties offer a better ratio than others.

Availability and Usage

-How often can you use the property? How long can you stay? How do you reserve time and how far in advance do you need to notify someone? These will be important questions for condo hotel and fractional owners. But even in a hotel residence, you may need to call ahead to let someone know you are coming. Otherwise, your place may not be cleaned and stocked with supplies.

-What if you want to cancel your time or reschedule? How far in advance do you need to let someone know? Is there a penalty? Can your friends and family use your allotted time if you're not able to?

For condo hotel and fractionals owners, the guidelines that dictate what happens when you can't be at the property are as important as those for when you are using the unit. Be sure there is plenty of flexibility so that you can easily make adjustments and get the most out of your property without being penalized unnecessarily.

-Are there other properties in the same management group that you can use? Some properties are managed by companies that have other properties available for you to use as an alternative. This can be an ideal feature, especially if you like to travel or want to share your available property time with family and friends.

Amenities and Services

-What amenities and services are available for residents and what do they cost?

As was mentioned in the previous chapter, it is important to have a full understanding of the services and amenities offered and the charge, if any. Some properties seem less expensive at first, but if you find that you will have to pay for things such as laundry, maid service, and furniture, appliance and decorating upgrades, the price doesn't seem so great anymore.

Be sure you know the actual price it will cost you to get the unit with the furnishing you want and the services you use on a regular basis. These expenses are all part of the overall cost of a property.

If You No Longer Want the Property

-What if you change your mind about the purchase?

In response to high pressure sell tactics of some standard timeshare properties, the State of Florida enacted a rescission law that allows you to change your mind about your purchase within a certain timeframe. If purchasing a new property, you have 15 days to change your mind and receive your deposit back. On a resale unit, the timeframe is 3 days.

-Can I sell or transfer ownership of my property, and if so, are there restrictions or penalties?

There may come a time when you want to sell your property or give it to your children. It is important to know the rules about this before you purchase. Some properties may say that you can only transfer ownership to family members. Others may require you to list the unit through the management company. You may also be required to own the property for a certain amount of time before you can sell. It is important to ask these questions before purchasing.

-What is the resale value of the property?

In general, the types of ownership we have described have good resale value and are typically much better than that of standard timeshares. Of the three, fractionals are the most questionable when it comes to resale, but the risk can be greatly minimized if you pick an exclusive property with a well-known management company.

The resale value of your particular property will depend on several factors, including the reputation of the management company, the number of other similar properties available in your area, the condition of the property at the time of sale, the overall real estate market, and the popularity of your location. Some of these things can't be predicted, but if you do your research it will help you to select a property with high resale value.

This list of questions covers many of the different aspects and issues associated with these innovative forms of resort property ownership. There likely will be other questions you want to ask as you become involved in the process. It is a good idea to enlist the services of a reputable real estate attorney or agent who is familiar with the specifics of condo hotels, fractionals, and hotel residence purchases. It may cost you a bit more, but could end up saving you thousands in the end and can provide you with the peace of mind and freedom to enjoy the experience and to feel satisfied with the process and the terms of the final purchase.

4 Things Frustrated Dog Owners Should Know

You've probably had a day or two when you felt like your dog just wasn't paying any attention to you at all, right? You talked, you yelled, you shouted, maybe you jumped up and down and waved your arms, but she just wasn't interested in anything you had to say to her in any tone of voice. You're not alone.

1. Your dog isn't human.

Unless you believe in pet psychics, there's really no way for you to read your pooch's mind and figure out exactly what she's thinking. The good news is that, like many dog owners, the problems you're having can probably be traced to one simple thing: you're trying to communicate with your dog from a human standpoint, and your dog isn't a human. Sure, you know that, but lots of humans try to relate with their dogs in the ways that they think are rational as humans. The problem is that dogs are driven in every act and every moment by very strong instincts. Deciphering those instincts and leveraging them to build a productive relationship is like finding the keys to the city.

2. Your dog doesn't speak English.

Take the word "no," for example. Does your dog speak English? Not understand English. Does she speak it? What's meaningful to her is your tone of voice, not the word itself. Now let's think about that ? we're taking up excess time trying to teach our dog a word she'll never speak and that probably doesn't mean much to her anyway. Sure, it's meaningful to us, but that's only one side of the equation. What about something that's meaningful to both human and dog?

3. You know what a growl means, and your dog knows what a growl means.

If you think that mutually meaningful language doesn't exist, you're not thinking creatively enough. What does it say to you when a dog growls at you? Anything from "get away from my food" to "back off, dude," right? Yet in every case, a dog's growl typically means that she is not happy with whatever you've done. And you've seen dogs react to other dogs' growls, right? So you know what a growl means, and your dog knows what a growl means. Where's the disconnect? Growl at your dog!

No, seriously. The next time your pooch starts stepping outside her bounds or doing something you don't like, growl at her. A nice, strong, guttural growl that would put the alpha wolf in a pack to shame. While you're growling, look directly into her eyes. You're almost guaranteed that she'll back off.

4. Instincts save time and communicate effectively.

See that? You worked with her instinct and the information hardwired into her brain, and the result was instantaneous. Why spend tons of time trying to work against that instinct and end up frustrated, angry, and still miscommunicating? This approach works in everything from basic discipline to full-on obedience training. You just need to figure out how to apply it in each of those situations.

Do You Need a Part for Your Harley Davidson Motorcycle?

Need a Harley Davidson Part for your ride?

Where do you get a good quality Harley Davidson Part? Can I use an aftermarket part?

These questions are not easy to answer. It depends a lot on your situation, part you're looking for, and the money you want to spend.

The bottom line......... you have to decide.

I have a little information here that may be useful to you, so keep reading!

An OEM part versus an aftermarket part.

An OEM (Original Equipment Manufacturer) part are of course the genuine Harley Davidson Part you would find at an authorized Harley dealer.

These parts are original in that they have the exact same specifications that came with the original part.

These parts however many not have been manufactured by Harley Davidson themselves (at their physical location). Harley may get another company to manufacture these parts to Harley specs, and then they will sell them in the Harley box as OEM.

OEM parts are generally more expensive, and almost always recommended by the dealer. (They make their money by selling parts not bikes)

The dealer will most likely tell you that OEM parts are of a higher quality. This may or may not be true.

An Aftermarket part should perform as well as an OEM but take note. These parts were made by a company other than the original manufacturer.

Sometimes after a certain time period the original manufacturer of a part will allow the company that physically manufactured the part to sell it at a reduced price and in their own packaging. The part now becomes an OEM aftermarket part.

Normally after a certain period of time, the manufacturer will allow the company that originally designed/produced the part to sell it in their own box at a considerably lower cost, making it: an Aftermarket OEM part

So what does this tell you about that Harley Davidson Part that you need?

If you cannot find the quality in an aftermarket part, then search for the OEM provided it is in your price range.

There is a lot of competition out there between vendors who want your dollar. An aftermarket Harley part, for your Harley Davidson are generally of good to excellent quality.

If you own a Harley, sooner or later you will have to buy parts for it. Buying online has its conveniences and you don't have to go downtown and fight traffic.

What Does It REALLY Take to Be Making 6-Figures as a Service Professional?

Over the past 30 years, I've read so much on how to make
money that I know I can write a series of books on the
topic, books that would cut through the junk and you don't
have to buy 101 things for each area.

Most of the information repeats itself -- same author,
different title and packaging or different author repeating
someone else's list. All the how-this and how-that was
driving me crazy as to what is REALLY required to make
$100,000 or more in revenue.

A few months ago, I decided to go on a pilgrimage to create
a quick and easy-to-see, all-in-one-place list of what does
it REALLY take to generate a six-figure income as a service
professional -- accountant, coach, consultant, and other
solopreneurs? Of course, the list is easy to read, but
takes conscious awareness and consistency to achieve.

What this list did for me -- it freed up valuable time that
I was chasing for what I could possibly need in the future,
it kept me focused, it increased clarity, and best of all I
was able to narrow down my reading time. I also had a plan.
Here's the list of what I consider the top 50 -- the list
was actually 350 -- but I chose the top ones and removed the
repetitions.

1. Get up early and start early.

2. Take time to reflect on the day every evening for at
least 30 to 60 minutes.

3. Create a vision before getting out of bed every morning
on how you see the day progressing. See clients coming to
you, see meetings going perfect, see your planning, etc.

4. Start and diligently use a business journal to record
ideas, thoughts, suggestions, and reading/learning.

5. Dress so that you feel comfortable and powerful with your
energy. It radiates and attracts.

6. Work more hours. (Don't shoot the messenger.)

7. Schedule your time.

8. Always ask yourself every night, "What can I do better
tomorrow from what I learned today?"

9. Complete a one-page SMART business plan with a
professional so that they can have an aerial view, because
you're too close, and because you are paying them, they have
an investment in your success.

10. Complete a one-page SMART marketing plan -- ditto the
above.

11. Complete a one-page SMART sales plan ? ditto the above.

12. Complete a one-page SMART project plan ? ditto the
above.

13. Complete a one-page SMART service product plan ? ditto
the above.

14. Complete a one-page SMART product plan for every product
BEFORE starting.

15. Always know your BE point (break even point) for every
project/service/product you do.

16. Separate your learning time out from the time you think
you are marketing.

17. The best sales call hours and days are Tuesday ?
Thursday between 10 am and 4 PM.

18. When you want to reach the business owner, try calling
them before 8 am or after 5 PM.

19. Passive revenue generation products are required.

20. Have a strong business support system.

21. Either be a writer or speaker to promote.

22. Become technically proficient at the software you use
(not expert, proficient).

23. Post to-do lists daily.

24. Monitor your time as if it's gold.

25. Have back up plans, alternative solutions, to
everything.

26. Learn to say no and say it quickly when it isn't
currently in your focus.

27. Have a twice-a-year planning vacation with yourself.

28. Outsource anything that can be completed by less hourly
than you.

29. Leverage all your resources as much as possible.

30. Drop networking groups if you aren't getting leads,
don't hang on.

31. Leave the volunteering alone until you have made the 6-
figures, people will not listen to you anyway until you are
making that level or more anyway.

32. Don't allow technology to steal your time.

33. Sleeping in.

34. Spending your energy talking about X instead of taking
action on it.

35. Write your goal dollar amount on the biggest piece of
paper you can find and take it to the wall in front of you
and ask this questions to every to-do on your list, How will
this make me that figure? Is it short-term, mid-term, or
long-term money generating project.

36. The percentage of time you spend on short-term projects
will determine how much money will arrive sooner.
Percentage of time = when the money comes in.

37. Keeping irregular office hours doesn't help.

38. You can grow only as big as the fish bowl you are
currently in. If you want to grow, move to a pond, then a
lake, and then an ocean. The fish will get bigger as you go
until you are the whale in the ocean.

39. Only read and learn what you need now, all else is a
waste because it will change to quickly by the time you need
it.

40. Work with a good coach, one with years of experience in
what you want to accomplish.

41. Become proficient at creating revenue-generating
products.

42. Have a system or process for everything.

43. Work with a Virtual Assistant as soon as possible, even
before you think you can afford to. In actuality, you can't
afford not to.

44. Create strategic alliances -- people that you are very
aware of what they do, how they do it, how good they are,
how you can send them referrals, you them yours, how you
work together on joint products to creating something that
is powerful and can't be found anywhere else.

45. It is a numbers game. If you want 10 new clients a
month, you have to speak to 100 to 300 prospects a month and
you have to have the means for doing this set up in a
process that works smoothly (otherwise overwhelm will be
your partner).

46. Set mind-boundaries. When you're working, your mind is
100% there, when you're home, 100% there. The more they
cross, productivity drops 50% or more.

47. Finish what you start -- always. Half finished to-dos
at the end of the day creates an energy debt that carries
into the night. The payment for this is very great. Don't
write on-going goals on your list. Create a to-do list that
only fits into the time you have for that day. The to-do
can be mini for a larger project (that is listed in the one-
page project plan mentioned earlier).

48. Create an R&D team for every project.

49. Don't buy anything unless you have use for it now. Be
in the now with your buying and not the "some day I'm sure
to use it."

50. Go on a 30-day information diet to reprogram your focus,
learn to listen and get in touch with your higher self and
knowledge, and to increase clarity of your life, business,
career, and self-path.
